ROACHES, STILL!!
As for the response given below: the pest control issue is ONGOING and the vendor has failed to visit the site on the last 2 scheduled visits, which wastes everyone’s time involved. They missed just yesterday as well. The online maintenance request system has been down and is down at this exact moment (I just checked), and we have had to directly text the property for our concerns. I also did not receive any response to my last two emails or texts concerning the issue from the property or the agents at corporate.
The German roaches are entering good areas and food utensils, including climbing to the top of the refrigerator and into the pantry. Baby roaches have also climbed onto food as we eat and or utilize the kitchen area, completely filthy. We purposefully do not cook or keep fresh foods in the home, whether sealed or not, to prevent any further attraction of already-existing pests.
Currently (as of 17/MAY/2024), up to 15+ incidents of pest encounters take place per day, on average. This means that we are KILLING this many pests DAILY, so the amount yet to discover must to be innumerable. With the sizes of the adults, the issue has clearly been going on for months, well before our 13/MARCH/2024 signing.

16/MAY/2024:
I made the decision to send the property details of all instances of pest encounters (including photos and dates), as well as mitigation actions taken by the residents in the unit.
17/MAY/2024:
A personal encounter with a pest! A baby German roach crawled across my leg as I sat on the couch watching Harry Potter! I sent an email and photo to the property
21/MAY/2024:
Approx. 2:19am, large adult German roach crawled out onto my counter with my toiletries when I got out of the shower.
This week there are still roaches getting onto the top of the fridge and are now getting into higher cabinets.
16/JULY/2024:
These crazy people have decided to revoke my code access to the community that I pay to live in, because they say someone has been using our code and accessing the property. In fact, we were told that someone used the code just this morning! Now how is that happening and NOBODY is being notified? They said someone has been living in the front office of the building using my code, and it shows to be some homeless lady and they are blaming me! And did not even attempt to call the police or notify me at all, but are blaming me! Such incompetent processes! And have no empathy for me at all, just blaming me for some stupid bullshit! Not even a warning of sorts (if it were our actual mistake). This is such a safety issue because I refuse to live somewhere that my access depends solely on my phone. My guests or family cannot even visit me without us having to go thru the most cumbersome process to get them access to the building.
To top that, I texted the property number and got no answer, then I called. They answered the. HUNG UP ON ME, then responded to the text. So unprofessional and childish!

Today is the 3rd time someone has parked in my PAID PARKING SPOT and we have no courtesy service available to tow or enforce our parking. Why am I paying for a spot that AirBnB renters can use for their guests, when AirBnB is illegal. #218 which I pay $75/month for.
1/JAN/2024: please have somebody to fix our toilet ASAP! The toilet’s water reservoir completely broke off out of nowhere!

I have lived here for over two years now, I had seriously debated renewing due to the problems, but I gave them the benefit of my doubts. Big mistake. There's so much I don't know where to begin. The crime in and around the building is horrible. My car has been broken into, my tires along with other cars were slashed, mail packages are constantly stolen, there is yet a week go by tha doesn't have some major maintenance issue. The turn over in staff is ridiculous especially maintenance staff. The staff are sloppy with access to yor spaces. Little follow through on Maintenance requests. Don't even expect emergency maintenance in a reasonable time. I have been on hold for over 45 mins before or they don't respond. The on-site staff hide in thier offices and act like they aren't here, I've been told by maintenance staff not to ever expect office staff to respond as they hide in the office with the lights off acting like that aren't here. I've caught them Twice doing it. When you're paying almost $5k a month for a dumpy apt with ongoing problems you'd think the apt company would show some interest...they don't, once you sign the lease forget it you're dead to them. I should have known not to renew because the place is a turnstile very few people stay longer than a year. You're more likely to see multiple moving trucks than any staff here. The blatant lies this staff tell you when you can get them are numerous. I thought the location was worth the rent boy was I wrong....this place is a money pit to be nice. Having worked in residential property management for almost 18 years I could not in good conscience recommend this place. Run. Run fast. Run far away before considering this place or I would guess any property this company owns. This has definitely been the worst rental experience i have ever made.
Two edits.. there is only two major redeeming aspects of this place. 1) Jarrod in maintenance...he's amazing one of the things that I hope they don't screw up and drive him away or god forbid get rid of him. He's the only staff member on-site here who is worth anything. 2) Cy who used to be here and then was promoted justifiably so but with that promotion he was moved to another property. Cy was always friendly ready to assist and thoughtful the only thing that was ever a problem with him is ownership company probably limited anything he could do...but I always appreciated him and his assistance. But rarely ever do I get to communicate with him any more. Now I get the two women who hide in the office.

Pros:
- location is amazing - we LOVE marina Del Rey
Cons:
- Management is abysmal. You can only text them or message them on the app and they take forever to respond. I think I only talked to a person face to face when I moved in. After that it was fragmented communication with days to respond to urgent requests.
- UDR is a total joke - they like to tack on constant random charges when you move out. Good luck getting your deposit back.
- be ware you have to give them 2 months move out notice on lease and 30 days month to month. They will prorate the only until 30 days for month to month.
- Expensive for what you get. (Vinyl floors that rip super easily, vinyl cabinets that are out dated. Etc)
- They will charge you double for utilities - check gas and water to make sure that doesn’t happen to you.
- Roach infestation that took weeks for a person to come out to spray for them. It was disgusting.
- garbage is very expensive at $50 a month
- They charge extra for parking
- They charge extra for “smart home rental” which is just the lock you have to have on your door
- Packages get stolen fairly frequently
- noise from Hot tub/court yard can happen at all hours of the night
- maintenance takes a while and they aren’t great
- tourists frequently stay in units bc people Airbnb their apartment. The tourists can frequently be disrespectful of quiet hours.
- court yard is always lit at night so it’s bright when you’re trying to sleep. I ended up covering up some of the floods light right outside of my window so it wouldn’t look like daylight was streaming in.
- internet they require you to get is spotty and devices struggle to connect. Says 500mbps down but would struggle to stream movies. We had them check and there was nothing they could do to fix the issues.
- gym equipment is getting old. Some machines were broken the entire time we lived there.
In the end if you’re looking to move to this area - do it we love it here. But try and avoid UDR and Tierra Del Rey if possible.

This place could be so great! Sadly, it's not. It is damn near IMPOSSIBLE to get ahold of someone to talk to. Even when I was moving in!! It took over 24 hours to get someone to call me back regarding contract questions! I should have known that it wouldn't get any better once I moved in, but I was in a hurry to find a place. My bad. Now that I live here, same thing - the response time on the text messages is abysmal. The only saving grace here is JARROD (actually I think he's the ONLY one, or at least the only competent one) on the maintenance team. He is so helpful, kind, and responds quickly! I'm so thankful for him or I'm not sure anything in my apartment would get fixed.
To be fair though, at least I hope it's just not incompetence, I think it's another example of corporate greed that is so prevalent in the US - UDR hasn't hired enough people to work here. And I'm sure I'll get a response saying "we apologize blah blah" but those are just words. What are you going to DO about it Quit keeping all the money for the CEOs and hire some more people, so that we can live in the great place that this could be!

I have been a tenant at Tierra for 4 years because the location is good and the pool area is beautiful, however the amount of issues with the building and the terrible customer service is forcing me now to leave. Their business model is based on “legalized theft” , as a big company they know that not many people will have the money and time to invest in lawyers to fight against their abuses of power.
They will find every way to overcharge you, they will not give you your money back even if the mistake is on their end, they will not honor the deals made in person (not written down on an email), they will treat you with patronizing indifference.
They market them self as “luxury apartments” but the building is run down, half of the units have not been renovated in over 20 years. Cockroaches infestations are never ending because fumigation can’t reach in between the walls where cockroaches lay their eggs. Appliances in half of the units are old looking and breaking down regularly, I had my apartment flooded with tar and oils 3 times. The second time was so bad that we had to be moved to another unit. They promised we will not be charged for the weeks we spent in the flooded unit as the kitchen/living room were un-usable, but then we got charged anyways!
You have no one to reason with because there is only one employee at the office (for over a year there office was closed) and the employee is just a messenger, he doesn’t have any decision making powers. So you are fighting with ghosts.
The mail gets thrown on the floor, stolen daily and no matter all the complaints, they still haven’t added enough lockers for the mail rooms.
A lot of tenant have left exasperated and the building is now half empty.
You will be charged for a luxury experience, which is so far from the truth.
I highly recommended to not move in this complex if you want to save your sanity.

I lived at Tierra Del Rey (building 1) for 8 years due to the convenience of the location and not wanting to spend time moving.
I finally decided to move out this month (May 2023) and I am so happy to be gone.
There have been major issues over the years including:
* The bathroom/closet flooding (and not getting it fixed for weeks) that caused clothes damage and water mold damage even after maintenance left. This issue reoccurred multiple times, over the first few years, before UDR finally replaced the entire HVAC unit in the apartment to remedy the issue.
* A kitchen ant infestation due to the major construction project next door
* My bike stolen right in front of my door (the bike was pad locked). Management said they reviewed the security tapes, but did not see anything.
* The entire bike storage broken into multiple times (the gate was completely removed)
* Repeated stolen packages from the package room (it is a well-known problem in the community that many couriers leave the packages in the room and then homeless/other people break into the room and take them)
* Constant "water shut off" issues for the entire building because of a new leak that would happen in one of the units (due to bad plumbing infrastructure). If you worked from home, you would often be without water for multiple hours at least 2-3 times a month.
Even with how bad the previous years were, the past year went downhill even more because of the following:
* UDR removed on-site leasing personnel from Tierra Del Rey. This means that you have no one who you can immediately talk to if something goes wrong. Instead, you have to contact one of their other sister building on-site employees or their automated maintenance phone number and wait until they respond.
* Vandalized mailboxes that caused the USPS to stop delivering mail to ALL units (you would have to go to the USPS Venice location 10-15 mins away to pick up your mail in person). This issue occurred the month before I moved out and UDR sent an email saying they hoped the mailboxes would be fixed in 6-8 weeks afterwards (so a minimum of 2.5 months without mail getting delivered likely longer).
* Homeless hanging around at the entrances of the building causing major security issues (this issue started to get worse once all on-site leasing personnel were removed from the property).
After all of these issues, I finally decided to move and told Tierra Del Rey that I would be moving out on May 2, 2023 months in advance (my lease ended on May 6th). They told me to send a screenshot of the keys and empty apartment on May 2nd or otherwise I would be charged more days. I made sure to do that.
I had scheduled an apartment move out inspection for the following day (May 3rd) since they could not accommodate May 2nd.
I returned on May 3rd to find that Tierra Del Rey had removed my access to the property despite my lease still having four days remaining. Regardless, another tenant let me into the building and I waited 45 minutes for someone to show up to my scheduled move out inspection. Spoiler: No one ever showed up.
21 days after moving out, UDR sent me a bill for the remaining 4 days left of my lease despite removing my access to the building/unit. I have sent them a demand letter for them to return my security deposit due to a wrongful lockout and will continue to litigation if this isn't fixed.

We had booking reservation to thi apartman booked minimaly 4 month ahead and when we arrived there was noone to accomodate us, they did not answer phone , booking chat , nothing !!

I think they booked the same property for someone who paid more or something .
We had to look for another accomodation which was more expensive as it was last minute . Does not recommend this aparment !!

I recently moved to Tierra and love it so far! The move in process was easy, the apartment complex is beautiful, and maintenance is responsive. While I understand reviewers noting management is not always on site, I have lived at other apartments in the area and feel this is pretty standard. Tierra has been very responsive to my inquiries via text and email, and any concerns were quickly resolved. It's also comforting to know that on site management is just down the street at the Westerly. Also a huge thank you to Tawny who was a pleasure to work with during the move in process!
